Indoor Modeling & Scan-to-BIM Services

We deliver indoor modeling and scan-to-BIM services so your digital twin, viewer, and IoT stack sit on geometry teams trust—MEP-aware interiors, space structures, and operationally useful detail.

Indoor Modeling

About this service

What scan-to-BIM indoor modeling is

Scan-to-BIM indoor modeling is the production of accurate interior building models from point clouds, drawings, or existing models so facilities, digital twin, and retrofit teams have a reliable spatial baseline. Viewer and twin projects fail quietly when rooms are mislabeled, MEP is incomplete, or assets float in space. BimEx delivers indoor modeling scoped to operational detail—spaces, circulation, and systems at the level operators need—so your APS or IFC viewer, digital twin, and IoT layer sit on geometry teams actually trust, not decorative LOD for marketing renders.

Work typically starts from scans, drawings, or existing models. We produce clean interior structure that supports navigation, asset placement, and decision-making inside the tools you already plan to ship.

Handoff includes structured spaces and asset-ready geometry for APS viewers, custom IFC experiences, or IoT dashboards, plus documentation of scope and assumptions so future updates stay coherent as the building changes.

Inside this service

Capabilities we ship

Indoor / Scan-to-BIM01

Indoor / Scan-to-BIM

Produce clean indoor models from site reality—spaces, structure, and systems ready for viewers, twins, and facilities workflows. We turn point clouds and field conditions into coherent geometry your stakeholders can navigate, measure, and attach operational data to.

Ops-Ready Geometry02

Ops-Ready Geometry

Model to the level of detail operators need: rooms, assets, and MEP context that feeds APS or IFC viewers and IoT dashboards. We prioritize clarity for day-two use—wayfinding, equipment location, and space structure—over visual polish that does not help decisions.

  • Reliable indoor geometry for twin and viewer projects
  • Models structured for facilities and retrofit decisions
  • Handoff ready for APS, IFC, or IoT integration

Delivery process

How we deliver

  1. Scope & source review

We review the available point clouds, drawings, and existing models, and agree what the model must support—twin navigation, asset placement, IoT, or retrofit planning. That purpose sets the level of detail per element category, so effort goes into geometry operators will use.

  2. Modeling from site reality

We model architecture, spaces, and MEP context from the scan and drawing inputs at the agreed level of detail. Rooms are named and structured consistently, and key equipment is placed where it actually sits on site rather than where old drawings suggest.

  3. Quality checks

We check the model against the source data for alignment, completeness of spaces, and consistent naming and classification. Deviations and areas that could not be verified are documented, so downstream teams know where the geometry is reliable and where assumptions were made.

  4. Viewer-ready handoff

We deliver the model in the agreed formats, such as Revit and IFC, with space structure and asset-ready geometry for APS viewers, custom IFC viewers, digital twins, or IoT layers. Scope notes and update guidance keep future changes coherent.

Service FAQ

Questions about Indoor Modeling

What is scan-to-BIM indoor modeling?

Scan-to-BIM indoor modeling is the process of turning site reality—typically registered point clouds, plus drawings or existing models—into structured interior BIM geometry that facilities and operations teams can trust. The focus is spaces, walls, doors, and key MEP equipment at the detail level needed for viewers, digital twins, and IoT mapping, not decorative visualization. BimEx delivers models in formats such as Revit and IFC so they feed APS viewers, custom IFC viewers, or twin and sensor projects without a second modeling pass.

What inputs do you need for scan-to-BIM services?

The most useful input is a registered point cloud of the areas to be modeled, ideally with reference drawings or existing models. Common point cloud formats such as E57, RCP/RCS, or LAS can be reviewed during scoping. If no scan exists, we can work from drawings and existing models, but accuracy then depends on how well those sources match the building. We confirm the right approach before modeling begins.

What level of detail do you model indoors?

We model to the detail that operators and downstream tools need, not to a blanket LOD. Spaces, walls, doors, and key MEP equipment are usually prioritized because they drive navigation, asset placement, and sensor mapping, while purely decorative detail is typically excluded. The level of detail is agreed per element category during scoping and recorded in the scope notes delivered with the model.

Which formats do you deliver indoor models in?

Models are typically delivered as native Revit files and as IFC exports, so they work in Autodesk workflows and openBIM tools alike. Revit models can be loaded into APS viewers through the Model Derivative service, and IFC2x3 or IFC4 exports can be opened in custom IFC viewers or the free BimEx IFC viewer. Formats, naming, and classification are agreed during scoping.

How does indoor modeling connect to your digital twin and IoT services?

Indoor modeling often comes first, because digital twins and IoT layers depend on accurate rooms and equipment locations. We structure spaces and assets so the model can feed a digital twin, IoT web viewer, or HVAC experience without a second modeling pass. Project duration depends on floor area, number of disciplines, scan quality, and required detail, and we agree milestones after reviewing the source data.
